Abstract
Son yıllarda tüm sektörlerde sosyal yaşamdaki değişikliklere bağlı olarak hızlı değişim ve gelişim olmuştur. Bu durum inşaat sektöründeki yapılaşmaların özellik ve çeşitliliğinde değişiklik yaratırken, bu değişikliklere bağlı olarak inşaat sektöründen beklentiler artmıştır. Bunların sonucu olarak yapı sektörünün tesis yönetimi hizmeti ile ilişkisi önem kazanmıştır. Son zamanlarda ki sosyal yaşamdaki değişiklikler aynı zamanda gayrimenkul piyasasında gerçekleşen satışların artmasına sebep olmuştur. Kullanıcılar açısından yaşam konforunun ve memnuniyetinin artması amacıyla gayrimenkul sahipleri ya da yatırımcılar gayrimenkullerinde değer artış beklentisi oluşmuştur. Büyük maddi değer olarak ifade eden bu yatırımlar için gayrimenkulde değer kaybını önlemek amacıyla tesis yönetimi kavramının büyük önem kazanmasına sebep olmuştur. Bu çalışmada önem kazanan tesis yönetimi ile ilgili bir AVM yönetim örneği ele alınmıştır. AVM yönetimi kapsamında örnek olay olarak alınan Arcadium AVM’ye ait İşletme Yönetmeliği ve Dekorasyon Şartnamesi incelemiştir. İnceleme sonucunda AVM yönetiminde sonra tespit edilen eksikliklerin neler olduğu ve çözüm önerilerinin neler olabileceği konusunda yapılacak araştırmalar doğrultusunda öneriler geliştirilmiştir. Tesis yönetiminde, birçok birbiriyle bağlantılı olan faaliyetlerin yürütülmesinde görev alan destek gruplarında profesyonel yönetim anlayışına hâkim, özellikle gayrimenkul değerleme ve yönetimi alanında uzmanlara olan ihtiyacın giderek arttığı görülmüştür.

Abstract
In recent years, there has been rapid change and development in all sectors depending on the changes in social life. This situation has increased the characteristics and types of projects in the construction sector, and the expectations have grown depending on these changes. As a result, the relationship between the sector and the facility management service has gained importance. Recent changes in social life have also led to an increase in sales in the Real Estate market. In order to increase life comfort and satisfaction for users, real estate owners or investors expect an increase in value in their real estates. For these investments, which are expressed as great material value, the concept of Facility Management has gained great importance in order to prevent the loss of value in real estate. In this study, a shopping mall management example related to facility management, which has gained importance in recent years, is discussed. Arcadium AVM was examined as a case study within the scope of shopping mall management. In this context, the Operating Regulations and Decoration Specifications of the shopping mall have been examined. As a result of the examination, suggestions were developed about the deficiencies identified after the shopping mall management and what the solution proposals could be. In facility management, support groups involved in the execution of interrelated activities should have a professional management approach. In this context, it has been observed that the need for experts especially in the field of real estate valuation and management is increasing.
