Determining The Relationshıp Between Housing Properties And Housing Prices in Osmaniye Osmaniye İli Genelinde Konut Özellikleri İle Konut Fiyatları Arasındaki İlişkinin Belirlenmesi
In today's world, one of the most important expenditures for an adult person is considered to be the purchase of this individual's own home. For this reason, the housing market attracts almost every adult individual’s attention. The diversity of the housing market is increasing day by day as a result of the innovation movement and the purchase intention of the person. Because of this diversity, it is difficult to find a relation between housing prices and properties that affect housing prices. This is because the factors that influence this diversity do not have homogeneous qualities and houses consist of quantitative and qualitative characteristics. Fortunately, the development of technology in our day makes it easier to do statistical analysis on a computer with certain programs. The main purpose of this study; based on the houses advertised for sale in Osmaniye, is to examine the housing market in Osmaniye and to determine the relation between the house prices and the characteristics that affect house prices by performing linear regression analysis with WEKA, one of the data mining programs. In the first stage of the study, the qualitative and quantitative characteristics of the houses were determined through literature review and among these properties, the properties that affect the house prices were determined. In the second phase of the study, a linear regression analysis was carried out in the WEKA program to determine the relationship between housing prices and the characteristics that affect these prices. In the last stage of the study, the most important factors that affect the price of the house are listed by interpreting the obtained correlation.
